Wholesale real estate resources

Start by understanding a property's value and repair costs. Then learn how investors research opportunities, prepare a deal for prospective buyers, and decide what they can afford to offer. These articles explain the process; they do not provide seller leads or match buyers.

Understand the numbers

Before considering a purchase price, estimate after-repair value (ARV) from comparable sales, plan for repairs, and account for the costs and risks of the deal. These guides explain the inputs, not a guaranteed result.

Research seller opportunities

Finding a property and contacting an owner is separate from analyzing a deal. Learn how off-market research fits into the wholesale process, and verify ownership and applicable outreach rules before contacting anyone. This portal does not provide lead lists.

Prepare for buyers

A prospective buyer needs clear contract terms, access and due-diligence details, and a distinction between verified facts and estimates. Build your own buyer relationships and seek local legal guidance on assignment and marketing rules. This portal does not match deals with buyers.

Decide what to offer

An offer ceiling depends on ARV, repairs, transaction costs, and the buyer's required return. The 70% rule is only a shortcut; a Buyer Pay Ceiling is a bounded market-based screening estimate, not a buyer quote. Validate each assumption before making an offer.

Common questions

Does DealAnalyzerAI provide motivated-seller leads?

No. DealAnalyzerAI does not source motivated-seller leads or provide seller contact lists. The resources here explain common sourcing approaches; investors are responsible for their own research, outreach, consent practices, and legal compliance.

Does this resource hub match wholesale deals with cash buyers?

No. The hub does not match buyers or guarantee buyer demand. Build and verify your own buyer relationships, and provide accurate deal information so each prospective buyer can make an independent decision.

What is a Buyer Pay Ceiling?

It is a bounded percentage-of-ARV estimate based on available ZIP flip or market signals, or a labeled default when they are unavailable. An offer screen subtracts estimated rehab and a proposed wholesale fee from the selected ARV times that percentage. It does not separately calculate a specific buyer's financing, holding, closing, selling, or target-return costs and cannot guarantee their offer.

Educational resources only. Estimates are not appraisals, legal, tax, or investment advice, and do not guarantee a contract, buyer, offer, or outcome. Verify property facts, condition, comparable sales, costs, buyer demand, and applicable law with qualified local professionals.
