Match a wholesale deal with a cash buyer by comparing the buyer's stated buy box, market coverage, property type, price range, condition tolerance, timeline, and available capacity with verified deal facts. This is a manual research and communication process; Buyer Pay Ceiling does not automatically match deals or source buyers.
Build a useful buyer profile from direct information
A buyer list is most useful when it records current, specific criteria rather than just names and phone numbers. Ask what neighborhoods or ZIP codes the buyer considers, which property types and price bands fit, what repair levels they take on, their preferred exit, and what closing schedule is practical. Confirm how and when the buyer wants opportunities sent, and revisit criteria because capacity and strategy change.
Do not infer a buy box from a single past purchase. A completed deal may reflect a one-time exception, different financing, or different market conditions. Record the date and source of criteria so stale information is not mistaken for a current commitment.

Compare a documented property against the buy box
Create a factual deal summary: address or location as appropriate, access and occupancy, property type, observed condition, repair estimate and basis, relevant comparable sales, contract timeline, and assignment terms. Separate verified facts from estimates. Then compare each requirement explicitly; do not blast every deal to every contact and call that a match.
